These hangars are being sold individually: one lease assumption for Hangar 55 and one lease assumption for Hangar 76. The leasehold interest assumption is for a term of 12+ years and includes the right of ingress and egress to the taxiways of the airport. This sale has been ordered by the U.S. Bankruptcy Court.     Hangar 76 consists of a 3,600 interior square foot, "Corporate" size one-story, metal hangar facility with steel framing.  Hangar was constructed in 2007.

    Features Include:

    • Built as a “Corporate” size hangar to hold larger planes.

    • Ceiling Height 16’ to 18’

    • End Unit

    • Improved Hangar Lighting

    • CVT Flooring in the Hangar Area

    • 187 Square Foot Office

    • Wall and Roof insulation

    • Two ceiling mounted gas space heaters.

    • The Sub-lessee, has the right to sub-lease the unit.

    The land lease site is surrounded on three sides by asphalt paved taxi ways, maintained by the airport, that permit plane and car access to the hangar units from the general airport. Stormwater management structures are in place providing drainage for the site and surrounding airport area. Utilities available to the site include electricity and phone/data. Water is provided by a private well and sanitary sewer is from a private septic system located on the airport property. Propane gas is also available to the subject from buried propane tanks located on the airport property.

    The property is currently zoned RA, I-1 and I-2. The subject site is also within the Airport Area District (AP). This is an overlay district surrounding the Warrenton-Fauquier airport that imposes additional height and use restrictions.

    Additional Terms of the Leasehold:

    • Rent is comprised of tenant’s pro rata share of land lease fees, other operating expenses (including reasonable contributions to reserves for repairs and maintenance), insurance coverage, and actual electrical utility and gas costs.

    • The initial fee was set forth as $150 per month and could be raised with a reported increase in costs of no more than 10% per year.  This fee has never been increased to date and is undervalued.

    • Electric has a separate meter base panel from Dominion Power

    • Gas has a separate meter.

    • Use for storage of light civilian aircraft, related parts, tools, and supplies related to aeronautical activities.

    • Routine maintenance on aircraft permitted, temporary parking permitted.

    • Minimum of $500,000 liability insurance and 1mm umbrella policy required.

    The land is owned by Fauquier County and leased to Essar Property Management LLC on a long term lease. Essar Property Management LLC sub-leases the units with long-term leases. The property for tax purposes is identified as parcel #7900-80-3575 and consists of approximately 0.7575 acres of land improved with a large steel hangar building.

    The subject portion of the property that is improved by the hangar facility is leased to Essar Property Management LLC from Fauquier County on a 30-year lease (commencing 2005). Essar Property Management has leased the subject Hangar Number 55 and 76 on a 30 year lease, starting in 2005. The sub-lessee, has the right to sub-lease the unit as well. The lease expires on April 30, 2035.

    The Hangars are located in Fauquier County, Virginia considered the bridge between the Washington D.C. Metropolitan Area and the Blue Ridge Mountains. 35 miles southwest of Washington, D.C., with easy access to the nation's capital via Interstate-66.
